How it is calculated
For a business, cash flow is usually EBITDA or a similar measure, adjusted as the loan agreement or lender's policy defines it. For commercial real estate, cash flow is net operating income, sometimes after reserves. A global DSCR adds the owners' and guarantors' income and debts.
How lenders use it
Lenders size loans so the projected DSCR meets a minimum that varies by asset and lender, and many loan agreements require a minimum DSCR tested quarterly or annually. A breach is a default unless the lender waives it or the agreement allows a cure.
Where the work is
The figures behind the ratio come from financial statements, tax returns and operating statements that must be spread, adjusted and reconciled every period. Because definitions differ between agreements, a borrower can pass under its own arithmetic and fail under the lender's.
Where automation helps
Automation spreads the statements, applies each agreement's definitions and recalculates the ratio as reporting arrives, linking every figure to its source. It flags a breach or narrowing margin for the relationship team, and the lender decides what follows, including any waiver.
