What are stipulations in lending?

Stipulations, usually called stips, are the conditions a lender attaches to a loan approval, typically documents the borrower must provide, such as proof of income, residence or insurance, before the loan can fund.

Common stipulations

In auto lending the usual stips are proof of income, residence and insurance, sometimes with references, proof of identity or a down payment. Mortgage lenders call them conditions and can attach dozens, from updated bank statements to letters explaining recent credit inquiries.

Why lenders set them

Stips let a lender approve quickly on the application and verify it before money moves. Confirming that income and circumstances are as stated matters for credit risk and fraud alike.

Where the work is

Each document must be matched to its loan and checked against its stip, and a stip cleared on the wrong evidence becomes a defect later. In indirect auto lending, dealers send documents in volume and an open stip holds up their payment.

Where automation helps

A system can check each document against the application and its stip, clearing straightforward cases and flagging the rest for a person. The lender decides which stips can be cleared without review, one type at a time, as measured accuracy supports it.
